NEW PROJECT LOOKING TO BRING 3,000 HOUSING UNITS TO FOX HILLS

The Five Project, an ambitious development initiative in Fox Hills, Culver City, is poised to significantly transform the area by introducing nearly 3,000 new residential units. This development spans multiple sites, including:

  • 5700 Hannum Avenue: Lincoln Property Company and Highmark Advisors have secured entitlements for a mixed-use development featuring 309 apartments with approximately 5,600 square feet of ground-floor commercial space. This project has been granted density bonus incentives, allowing for higher density in exchange for including affordable housing units, specifically 27 units designated for very low-income residents.

  • 5757 Uplander Way: Link Logistics Real Estate plans to replace an existing office campus with three seven-story buildings, totaling 1,077 residential units and 5,772 square feet of retail space. Here, 78 units will be affordable, aimed at very low-income residents, highlighting another example of utilizing density bonus incentives to increase housing while also considering affordability.

  • 100 Corporate Pointe: This site is set for redevelopment by Alliance Residential Company into a mixed-use structure with 351 residential units, including 30 affordable units, and 4,000 square feet of commercial space.

  • 5730 Uplander Way: Another development site where an eight-story building will replace a commercial property, offering 329 apartments, including 39 affordable units, above parking for 450 vehicles.

  • 6201 Bristol Parkway: Previously known as Fox Hills Plaza, this site was sold for redevelopment into potentially hundreds of residential units following a $49 million transaction by REDA Residential and a family office investor.

These projects aim not only to meet the city’s Regional Housing Needs Assessment (RHNA) obligations but also to revitalize commercial spaces into vibrant, mixed-use neighborhoods. However, they have ignited considerable community debate around increased density, potential traffic congestion, and the impact on local infrastructure and services. Critics, particularly through groups like the Fox Hills Alliance, argue about the sustainability of such density increases, focusing on concerns like air quality, noise, transportation, and the overall quality of life.

Environmental impact reports for these developments have been required, reflecting the potential significant effects on various aspects like air quality and public services. Community engagement has been a focal point, with multiple public meetings held to discuss these developments, reflecting the community's active involvement in the decision-making process. While these projects are viewed by some as essential for addressing housing shortages, they also challenge the city to balance growth with maintaining community livability.
