A new report by Construction Coverage shows that buying a home in Los Angeles is twice as expensive as renting, with a median monthly mortgage payment of $5,709 compared to a median rent of $2,742. The affordability gap has widened since 2021 due to doubled mortgage rates and a 33% increase in home prices. Despite the high cost of buying, rental costs are also steep, with two-bedroom units averaging well over in some parts of LA. While buying a home is generally more expensive than renting across the U.S., this wasn’t always the case, with affordability shifting due to economic factors. In a small group of cities, primarily in the South and Midwest, homebuyers are favored.

Why This $24M Building on Crenshaw Matters

On the corner of Crenshaw Blvd and 54th St is one of the most important development projects happening in LA right now. The Clark on 54th is a $24 million, six-story mixed-use development bringing 48 apartments including 10 affordable units and ground-floor retail space reserved for Black-owned businesses to the heart of the Crenshaw corridor.

What makes this project special isn't just the building — it's also its story as the 1st Black-, woman-, and locally-owned development in LA's Crenshaw district. The Clark family has owned this land since 1995, when matriarch Lucretia Clark bought the building she had spent years running her hair salon out of. Between the design plans and sitting steps from the Metro K Line, it’s a true anchor for the neighborhood's future. Scottie sat down with the owners to hear the full story — the vision, the challenges of raising capital in South LA, and what it means to build generational wealth on the block where you grew up.
